Vaillant boiler control panel during an annual service

What is included in an annual boiler service?

A professional boiler service includes an inspection of the heat exchanger, burner, seals and ignition electrodes, alongside flue gas analysis to verify safe fuel combustion. Gas Safe registered engineers also test operating pressure, safety devices, ventilation and pipe integrity, issuing a service report on completion.

Servicing cleans internal components to prevent soot buildup, validates manufacturer warranty conditions such as extended Vaillant warranties, and tests for dangerous carbon monoxide leaks.

  • Heat exchanger, burner and seals inspected
  • Flue gas analysis and combustion check
  • Operating pressure and safety devices tested
  • Ventilation and pipework integrity
  • Carbon monoxide check
  • Written service report on completion

Landlords and CP12 certificates

Landlords holding residential tenancies must hold a current Gas Safety Certificate, the CP12, renewed every 12 months for each gas appliance and flue. We carry out the inspection, issue the certificate and send it through the same day wherever possible.

Book servicing before autumn. It is the point in the year where worn pumps, tired valves and a dirty heat exchanger turn into a breakdown, and a winter repair call costs far more than a service.

Common questions

Common questions

What is included in an annual boiler service?
A professional boiler service includes inspection of the heat exchanger, burner, seals and ignition electrodes, alongside flue gas analysis to verify safe combustion. Gas Safe registered engineers also test operating pressure, safety devices, ventilation and pipe integrity, and issue a service report on completion.
How often should a domestic boiler be serviced?
A domestic boiler should be serviced every 12 months by a Gas Safe registered engineer. Annual servicing is a condition of maintaining manufacturer warranties on new installations, and landlords are required by law to hold a current Gas Safety Certificate (CP12) for residential tenancies.
What is a CP12 landlord gas safety certificate?
A CP12 is the gas safety record a landlord must obtain every 12 months for each gas appliance and flue in a rented property. We inspect the appliances, test for safe operation and issue the certificate, and you must give a copy to your tenants.
How much does a boiler service cost?
A domestic boiler service in Bedford typically costs between £80 and £140 depending on appliance type and location. Servicing before autumn is the best time, as it catches worn pumps, valves and heat exchangers before cold weather loads the system.
Do you service boilers you did not install?
Yes. We service all major makes regardless of who fitted the appliance, and we can register the visit against your existing manufacturer warranty where the terms allow it.
